Homeowners Meeting - November 15, 2018

 

Meeting called to order by Tony Orsano.  Followed by the pledge and invocation.

Roll call: Tony Orsano, Betty O'Brien, Joe Butttros, Dave Kirch, Dave Scarpa, Diana Dillon.
Absent was Andy Morrisroe.

Minutes of the previous meeting of October 18th were read and accepted.

 

Trustee reports:

Debby Molinaro:  Suggested that we say grounds for Caldwell Dr. rather than common grounds.

Tony Orsano:  We have Jehovah Witnesses knocking on doors.  By law we cannot stop them. What can be done if you do not want them knocking on you door. Put a “No Trespassing” sign on your property. They must abide by it.

Trip to the play in January was cancelled due to not enough people signed up.

We have a problem on Westbrook Dr. near Edgewater Dr..  Bikers/ vans are jumping the curb.  We looked into a bench and the price was $198. and $365. to ship it.  We are looking into another solution.

Men's Club Christmas Party is on December 13th from 6-10pm at the Clarion.  It is again open to everyone.

Homeowners Party is on December 20th.  The doors open at 6:30pm. The entertainment is Donovan Catholic Choir. They will go on at 7pm.  Pick up your free ticket on December10,11 from 10-11:30am and December 13th from 6:30-8pm.

Trip to City lights on December 5th. The bus leaves at 11:45. Please be there by 11:15am.

Had a meeting with the Board and it was decided not to take the ping pong table.  We do not have a place to store it.  The security cards for the doors were not considered necessary.  The clubhouse is open 7days a week and a few nights till 9pm.  No reason for the security cards.

There was a question about the P.O.W. flag in the front of the building.  The Commander of the VFW said it should be on the flag pole.

I would like to report that the Audit was completed.  The Board met with the Auditor on October 31st   We received a very favorable audit.  It was the highest given by him.  We are in good shape.

Dave Kirch:  Fortunately we are in pre- maintenance mode.  There are Pine trees that are dying and the cost to remove one is $260. There are 2 more to be removed at the cost of $400 each. There are also 2 Pine trees infested with Pine Beetles.  The cost will be $1000 to remove them. This will be done in July.

Joe Buttros: The coalition was held at our clubhouse this time. The Tax Assessor for Berkeley was there. Reminded us that we need a permit for some work on the outside of your property.  Which in turn will add value to your property.  Make sure you have all your tax credits that you are entitled to.  No coalition for December.

There are many clubs in this community, please get involved.

Dave Scarpa:  Not much to say about the pool.  Looking forward to another great season next year.

Architectual Comm:  It's quiet time right now.  Received one request in the last 30 days.

Remember anything you do to the outside of you home, fill out the paper work that is in the Sign Post. We will approve it ASAP.

Diana Dillon: Real Estate report:  15 homes have been sold since  July 1 at $500. each.  We have 8 active.

Diana Dillon: Club house report:  Called Hedinger again for the roof. He said he didn't forget just short of man power.  Will be there ASAP.

I received a envelope addressed to me and it was a list of complaints. Unfortunately we can not do anything about it because there was no signature.  A reminder we do not give out the name of the person that wrote out the complaint.  We would follow thru if there was a signature.

I would like to thank the Elves, Ross M, John G, Joe A, Mike O'C, Sal B, Steve M. and the roof man Pete G. for all their work in decorating the outside of the building.  A great job.  Thank you

Open to the Residents:

MJ for Swan.  Thank you to all the Volunteers that work for Swan.  I have a request:  We answer to the Board of Social Services because we are under RVSP.  When we first came here the Drs. were centrally located on Hosp. Dr. and Mule Road. Today they have moved to the Baylea area.  What I'm requesting is to widen our area to Baylea area.  I have 12 drivers and out of the 12, 5 are willing to drive to Baylea area. The Board has approved the move.

Club reports:

Tony Orsano Travel Club:  There is a cruise to Panama Canal the end of March 2019. We have a trip to Manhattan to see the City lights and lunch in Little Italy.  Looking into a trip to a Casino.

Betty O'Brien: A reminder that the F.A. Aux's meeting is this Monday in our clubhouse at 6:30pm

Open to the Residents:

John Fanelli: Millbrook Dr. Verizon did some damage to my driveway and my side walk is beginning to sag. Called Verizon, they would send someone out within 24-48 hrs.  No one came.  Called the Mayors office and was told we have nothing to do with it.  Spoke to a Supervisor and said that if nothing is done I will get a lawyer.

Someone came to have a look. There is resolution at this point.

Pete Smith: Very surprised at the Township because they own 10 feet of the property.  Will call the Mayor's office to see what I can do.

Tony Orsano:  At ATT the phones are 2/1.  I got them. I was told it would be $100. a month.  To make a long story short, I'm paying $144.  So look out when buying the cell phones.
