SRPW HOA Trustees Business Meeting • November 14, 2022 - 6 pm

 
Call to Order: Time 6:00 PM

Opening Prayer: Led by Vice President McCurnin
 
Roll Call: Present: Mary Nye, Pat Chicarelli, Georgine Natelli, Diane Crozier, Shirleyan Emmons, Susan Fletcher, James Conway, Edward Menzenbach, Simone Feder, Mary Bethe McGill, Joseph McCurnin, Dennis Malinowski
 
Procedural Rules: Posted. Read into the minutes by President Natelli. This meeting is held in accordance with the SRPW Governing Documents and Roberts Rules of Order, 2d Edition, and is being recorded. Notice of this meeting was announced in the Sentinel and in the Asbury Park Press. 
 
Minutes of Preceding Meeting: Motion to approve the Minutes of the August 8, 2022 Homeowner Meeting made by Mary Bethe McGill and seconded by Patricia Chicarelli.  Motion carried with all in favor. Motion to approve the Minutes of the Board of Trustee Business Meeting, October 10, 2022, made by Diane Crozier and seconded by Simone Feder. Motion carried with all in favor. 
 
Treasurer’s Report: Motion to approve the Financials presented by the Treasurer made by Susan Fletcher and seconded by Patricia Chicarelli. Motion carried with all in favor. 
 
NEW BUSINESS:
 
Speaker: Mary W. Barrett, Esq., Stark and Stark, Attorney for the SRPW HOA, speaks on Covenants and By-Laws provisions and on voting provisions in these documents. 
 
Rules and Regulations:  Motion to approve the Rules and Regulations 1, 2, 3, 4, 5, 6, 7, 8, 9 made by Sue Fletcher; seconded by Diane Crozier. Mary Nye made a Motion to amend Rules and Regulations, section 7 paragraph 4 “wrought iron fences must be black and can be no more than 5 feet high from ground level”.  Motion is to change 4 feet to 5 feet. Shirleyan Emmons seconded the motion. Discussion. Vote: 11 yes; one no. Motion carries.  Motion to amend to only allow fences within the footprint of the house and up to the rear property line made by Susan Fletcher; Mary Nye seconded. Vote 10 Yes, 2 nos.  Motion to approve the proposed rules and regulations 1-9 with the amendments  that were made. 7 yes, 5 no. Motion carried. 
 
2023 Budget: Motion to approve the 2023 SRPW Budget made by Susan Fletcher and seconded by Simone Feder. Motion carried with all in favor. 
 
OLD BUSINESS: 
 
Bus Service: Motion to do more research on the Friday bus and postpone Stouts agreement to December made by Joseph McCurnin and seconded by Mary Bethe McGill.  Motion carried with all in favor.
 
Pool Table Refurbishing: Placed on hold until the December meeting.
 
Main Hall Flooring: Motion to approve installation of main hall flooring made by Diane Crozier and seconded by Joseph McCurnin. Motion carried with all in favor. 
 
Hall Rental Agreement: Motion to approve the revisions to the hall rental agreement with a resident rental fee of $250, adding liability insurance language, adding initialed pages by renter, and requiring signatures of both the VP and the Treasurer made by Susan Fletcher and seconded by Edward Menzenbach. Motion carried with all in favor. 
Engineering RFPs: Update from Paul Hansen. No vote. 
 
No Hunting, No Trespassing Signs: Update from Trustee Pat Chicarelli.
 
Board of Trustee Meetings: Motion to move all Board of Trustees meetings to 6:00 pm made by Simone Feder and seconded by Mary Nye. Motion carried with all in favor. 
 
Fines under Article XI, 11.03: Motion to approve assessment of daily fines for enforcement purposes to $10.00 a day made by Patricia Chicarelli and seconded by Diane Crozier. Motion carried with all in favor. 
 
Holiday Office Closure: Motion to close the office last day December 23 and reopen January 2 made by Diane Crozier and seconded by Susan Fletcher. Motion carried with all in favor. 
 
Dues Statements: Motion to approve the Treasurer mailing home an annual dues statement on December 1 made by Shirleyan Emmons and seconded by Joseph McCurnin. Motion carried with all in favor. 
 
Approve Tai Chi: Motion to approve Vicki Kohanek’s application to teach Tai Chi at the Clubhouse starting no sooner than January 1 made by Shirleyan Emmons; seconded by Joseph McCurnin. All in favor. Motion carries. 
 
Pest Control: Motion to approve the renewal of our pest control contract made by Shirleyan Emmons and seconded by Joseph McCurnin. Motion carried with all in favor.
 
Curtain cleaning: Motion to approve Stanley Steamer to steam clean stage and other blue curtains made by Mary Nye and seconded by Joseph McCurnin. Motion carried with all in favor.
