From the Desk of the President - June 2019

 
CONTRACTORS - Before selecting a contractor to do any type of renovation either inside or outside of your property, MAKE SURE that they are registered with Berkeley Township.  That is the law and is protection for you.  This is for your own good!
 
SPECIAL MEETING FOR HOMEOWNERS - By now, all homeowners should have received a copy of the newly revised Covenants and Restrictions and the By-laws.  They have both been updated and conform to the Radburn Act which was passed by the State of New Jersey, becoming effective OCTOBER 2017.  We had to include this new law in our Association documents.  Our By-Laws were in dire need of an update to current times.  There will be a SPECIAL HOA meeting on June 10, 2019 at 2:00 PM with our Association attorney present to answer any questions you might have before we schedule a vote on these Covenants and Restrictions and By-laws.
As I mentioned in a previous message, this is the time of year that is known as WEED SEASON.  It is the homeowner’s responsibility to maintain the appearance of your property.  That is a By-Law and it is also a courtesy to your neighbors and neighborhood.
 
NOTICE – As of June 2019, our BOARD MEETINGS WILL NO LONGER BE AT 6:30 IN THE EVENING.  They will be held at 2:00 PM in the afternoon.  This will take the excuse away from homeowners that they do not want to drive in the evening.  Come on out and see and hear what your Board is doing.
 
Dues – If a homeowner is presently behind for last year’s assessments they will be incurring a 6% (six per cent) surcharge to their property.  It’s time to get current with your dues. 
 
We are in need of a Trustee to represent Section2 for the balance of the term of office through May 31, 2020.  If anyone is interested in volunteering for this Trustee position, please contact the office and submit your resume to us by June 14, 2019.
 
I want to thank the present Board members that served for the last two years as Trustees for their sections.  I also want to thank the people that ran for the next two years as Trustees and Officers to represent our community.  CONGRATULATIONS!  These people take the time by volunteering to monitor what is going on in your Sections. They do not get paid.  This helps us to not have to go to a management company thus saving our association a great deal of money!
