Holiday City South update on Replacements & Repairs

HVAC DUCTWORK
Last month I described how the Financial Reserve Study helps us to provide for increased reserves, as well as to give us guidance regarding overdue repairs and replacements to keep our facilities operating at peak efficiencies.
 
On August 6th, the Board of Trustees authorized by motion, a study of the heat and air handling system (ductwork) in all 3 of our buildings. The ductwork has been deteriorating over the years to a point where we are losing upwards of 25 to 30 percent of efficiency. The ductwork was installed 35 years ago, and it is crumbling. Back then there was no metal used, but fiberboard. Our maintenance staff has been patching this ductwork as best as possible, but it is rotting faster than they can patch it up.
 
This study is being performed by Falcon engineering, and they will give us their recommendations and preconstruction cost estimated by mid-November. All buildings will be examined to determine methods of providing more even distribution of temperatures. In addition, they are reviewing all HVAC units currently in use to determine if the capacities are sufficient to service each building. Most of our HVAC units are scheduled for replacement between 2021 and 2024.
The Board will keep residents informed as we move forward with this study. This expense will be included in the budget for 2021.
 
FLOORING REPLACEMENT
The Board of Trustees is moving forward with replacement of flooring as recommended in the financial reserve study. After careful examination of the flooring in all buildings it has become apparent that the original composite tile has begun to deteriorate. Cracks in the flooring have become a trip hazard and the floors have become discolored over time. The Board has set up a replacement schedule to replace flooring as per the reserve study and association budgeting. Authorized by motion on August 6th, 2020.
 
The flooring in the auditorium will be replaced with Luxury Vinyl title which has a commercial warranty of 40 years and does not require the constant maintenance of the current flooring. In addition, the flooring in Building A conference room and the Trustee’s office will be replaced at the same time. The Board solicited bids from various contractors and has selected a contractor for installation of the flooring. This expense has been provided for in the current year budget.
