A Message From Your President - April 2022

 
This year there are two open seats available on the Board of Trustees. April 1st begins the process for yearly elections, and we are required to follow a specific timeline to remain compliant with the Radburn Act of 2017. Any resident/member in good standings wishing to become a candidate for one of the available seats must make their intentions known and provide a biography prior to the deadline date of April 15th, 2022. If you’re interested in filling one of the available seats, see my letter in this issue regarding candidacy and requirements for positions on the Board.
 
The members of the Berkeley Coalition of Senior Communities will be meeting in the beginning of May with the NJ Fish and Wildlife Commission to discuss the deer population and various methods that are available to control the growing population in residential areas such as ours. I know this issue has become a priority to many of our residents and I will report on the meeting and any possible remedies that are offered. 
 
After many months of investigating and gathering bids, the Board of Trustees has decided to initiate the use of photo identification cards for all homeowners. These cards will be used when entering the clubhouse buildings, when at the pool, participating in activities and any events on the clubhouse grounds. They will be your proof that you are a member/resident of Holiday City South. They will also offer an additional layer of protection for all members. The office staff is currently creating a schedule (by street) to have residents come to the clubhouse and have their photos taken. That schedule will be posted, with instructions, in the Southwind as soon as the ID system is up and running.The instructions will include the procedure for turning in your current resident pool badges and how guest badges will be handled moving forward. Your cooperation and understanding is appreciated as this is a large undertaking, but when completed will provide better security and safety for all the members and staff. 
 
The Board of Trustees also implemented a rule regarding the number of homes that one individual or LLC can own in the community. Moving forward ownership of homes by one individual or LLC will be limited to three (3) homes at any given time. It should be noted that homeowners who currently own more then three (3) homes will be grandfathered. This rule has been implemented to better control the number of homes that are rentals and ensure that those that are, are maintained properly.
 
Please see the additional rules that were amended at the last Executive/Homeowners meeting that are posted in this edition of the Southwind. Also, the proposed rule concerning the number of residents living in a home will be posted in this periodical and the next two months issues. It is required that this matter be decided on the ballot in June, as a question presented to the membership.
 
The Board of Trustees has been discussing the implementation of a Wellness Check system for our community. Several incidents over the past few months have brought to our attention there are many of us that are living alone or caring for a significant other. The most important factor to consider is the age of our members and how important it is to address emergency and non-emergencymatters in a timely manner. In some cases, contact can mean the difference in a person’s wellbeing, in other cases it can simply be reaching out and assisting a member. Keep your eyes and ears open as we figure out the best way to implement a program like this. 
 
Just a reminder, the April homeowners’ meeting is scheduled for the second Thursday of the month (April 14th) and the time will be 6:00 pm to accommodate all our members. Please make every attempt to attend these important meetings as they provide information that affects our Association.

With the arrival of spring and the nicer weather, it will be nice to see everyone out and about. It’s time to shed those winter covers and begin outside activities.
