Homeowners Association Minutes of the Meeting - May 15, 2019

 
Opening:
The regular meeting of the Holiday City South Homeowner’s started at 7:15 pm on May 15, 2019 by Michael Signorile, President.
 
Roll Call of Board of Trustees:
Michael Signorile, President, Vincent DeChiaro, Vice President, Vivian Benner, Treasurer, Betty Higgins, George Mason in attendance; Peggy Mullin, Secretary and Gail Ziemski, Absent
 
Meeting opened with the Pledge of Allegiance and a special thank you to all the Veterans who have served and are currently serving and to all the first responders who actively serve our community daily.  There was a moment of silence for all those who have made the ultimate sacrifice to preserve our freedom.

Treasurer’s Report:
 
Year-to-Date: $549,079.53
Year-to-Date Expenses: $291,366.41
Year-to-Date Net: $257,838.12
Reserve Fund: $258,430.41
 
Motion to accept was made by Vincent DeChiaro and seconded by George Mason
 
Matters of Discussion:
  • The Solar Panel Project is still moving forward.  Permits have been applied for.  Work will be starting soon.
  • A reminder – The Health Department recently inspected our facility and we are in compliance with the recycling requirements. The Health Department will be revisiting our facility from time-to-time to ensure we continue to be in compliance.  Please be sure that you do your part and recycle.
  • There have been Code Committee changes.  Dan Maresca and Frank Gregoli have resigned from their positions. The Board appointed Tom McCauley and Adrian Corrigan to fill their positions.  Gene Clause and John Fay have asked to reverse their roles on the Committee and the Board approved their request.  John will now be the Chairperson and Gene will act as the Co-Chairperson.
  • The Recreation Committee has been dissolved.  The Trustees will continue to sponsor events for the membership and will receive assistance from a group of volunteers and the clubs.
Updates:
Vince DeChiaro:
  • Easter Egg Contest was very successful.  We have very creative people here at HCS.  Next year we will do this again.  Thank you to Rich and Lorraine for their assistance.
  • Revised Homeowners Meetings dates will be posted in the Southwind.
  • The exterior landscaping at both entrances where the mums were planted will be replaced with shrubs and tall grasses and they have been ordered.  Planting will start this Monday, Tuesday and Wednesday.  Rich Bohan and his crew will be doing the planting and mulching.  We budgeted around $3,000 for the planting, but we spent under $2,000.
  • Canopies have been installed by Building A and B and within the next 2 weeks, Building C’s canopy will be installed.
  • Visually, our facility will look very attractive as you drive by.
Vivian Benner:
  • Our maintenance people have been working very hard around the buildings.  Building A walls were painted.  Next will be Building B starting with the hallway. Art and Frank are doing a very good job.
Vince DeChiaro for Gail Ziemski:
  • The pool is scheduled to open on Saturday, May 25th.  There will be a pool party and you can still purchase tickets.
  • There are 14 new chairs and painted new upright chairs. Now there will be ample seating around the pool.
  • The picnic benches have been painted, as well as the umbrella tables.
  • There are signs advising that there is NO SMOKING, VAPING, or ALCOHOL permitted in the picnic area.  If you get caught, you will lose your pool privileges for the season not the day.
  • Carmona Pools will be monitoring the pool area.  You, and your guests, must wear the badges or you will not be permitted to enter the pool area.  NO EXCEPTIONS.
  • Pool open from 9AM to 10PM.  From 7PM to 10PM, Security will be monitoring the pool.
  • You CANNOT sit on the stairs at the entrance to the pool and no shoes can be left in this area.
  • Be aware of the rules posted; they are for your safety.
  • Emails:  As advertised in the Southwind, please give the office your email address to keep current with any emergencies; this is just another way to contact you.
 
George Mason:
  • On schedule for the reconditioning of the tennis court.  Relining for Pickle Ball.  Hopefully, we will get participation in this sport.  We are looking for individuals who have played Pickle Ball and can hold a clinic for others to learn.
  • We have reupholstered the chairs in the Billiard Room.
  • Shuffleboard courts are being reconditioned and cleaned with a new finish and the boards will be much faster.
Betty Higgins:
 
Working with the Trustee Volunteers for the events.  Maryann Agostino, Diane Lentini and Maryann Petrozzino will handle certain events:  Thanksgiving, New Homeowners Get Together, New Year’s Eve Party, Pool Opening Party and possibly, a pool closing pizza or hot dog party.  We are open to suggestions.  See Betty if you are interested in volunteering for these events. Betty is also the liaison for the Social Club.
 
With no other business to be discussed, the meeting was adjourned at 7:35 PM
 
Meeting opened to Mayor Carmen Amato and members of his staff and they will be speaking tonight to give an oversight of each department and what is currently transpiring in Berkeley Township.  
 
The members of Mayor Amato’s staff were the Chief of Police, Code Official, Fire Official, Engineering, Animal Control and Councilwoman Noonan.  They each gave an overview of their positions.  They were also available after the meeting to speak individually with the homeowners. Pamphlets were given out with pertinent information about the Township.
 
Mayor Amato wants to keep an open dialog with the communities. Advised that the budget was firm and there will be no tax increases.  He mentioned there is no recreation marijuana or marijuana shops allowed in our Township and we are not going to be a sanctuary city.  He also advised that there is a drop-off box for unused medication at the Police Station.  Endorsed the “See Something, Say Something” campaign.  We are the eyes and ears of our community.  There is a telephone number to call if you see something:  732-341-6600 or just dial 911.
 
Police Chief Karin DiMichele said to know you neighbors.  Watch out for each other.  Many scams going on, be cognizant of these.  Remember to lock your cars by 9PM.  If you have special needs, fill out the form and give to the Department as there is a registry for this.  Partner with Police if have cameras in your home as well as the Ring doorbell.  Can help to catch a thief.  Make sure you use contractors that are licensed and insured.  List of approved contractors is in your office.
Ken Anderson, the Code Enforcement Official, advised in order to get a Certificate of Occupancy must meet all requirements; all utilities working, have smoke and CO detectors, fire extinguishers.  This is all for safety.  We make sure residents meet all requirements.  Want to know who is living in residence.  If someone doesn’t look like they belong, let us know and we will check it out. 
Diane Laird, Animal Control Officer, advised all dogs and cats need to be licensed.  We cannot do anything about deer population; it is out of our hands.  She said do not feed any wildlife as they come closer to residences.  
Councilwoman, Judy Noonan, spoke about the court case where a “flipper” took the 55+ communities to court wanting to buy homes and rent to people under 55 years of age.  He lost but is appealing.  We want to keep our status as senior communities and not sell or rent to those underage.
