Shareowners' Meeting Minutes

 
The meeting was called to order at 1:00 by the secretary. All directors were present for the meeting with the exception of John McGuinness; also attending this meeting was the Corporation lawyer Mr. Paul Leodori who will be available to answer any questions regarding voting and the by-laws. This was followed by the Pledge of Allegiance with a moment of silence for our men in women serving in the armed forces. A prayer was then read. There were 93 residents in attendance. The kitchen volunteers were thanked a motion was then made and seconded to forego the reading of the minutes as they are printed in the paper. 
 
Committee Reports:
 
Sally Nielsen the dance committee will be having a dance July 27th, in clubhouse 2 from 7-11pm. Music by DJ Louie. Tickets are $7.00. Bring your own snacks. 
Sue DeMaria the Day Planners in June will be going to Ocean City NJ boardwalk. The July trip to see Mama Mia is sold out; August there will be a paint party in clubhouse 1. Future trips will be printed in the paper. Sign up sheets for all events are in the back of the room. 
 
Larry Fox Veterans & Friends there will be a free concert May 18th, in clubhouse 2 from 6-10pm. All proceeds go to local veterans and families. Donations will be accepted.
Tickets to all events can be purchased on the 1st and 3rd Tuesday of the month in clubhouse 1, from 11-12pm.
 
 
Directors Reports:
 
Barbara Benson gave the housing report which is printed separately in the paper.
 
Henry Reinhard the balance of accounts as of April 30, 2019 are General account $725,322.48, Payroll account $17,022.23 Capital Improvement $750.420.77. 
Terry Ristaino the lakes will be treated this year. The chemicals that are used will not affect the wildlife.
Barbara Egner gave John McGuinness’s report; there were 31 modifications which were approved. Brian’s tree service was called in to remove debris from one of the waterways. The paving will begin May 8th, in the clubhouse 1 area. The parking lot will be closed; anyone wanting to enter the office or the clubhouse will have to park in the back lot and walk thru the building. When this is done, the upper lot will be paved. 
 
Barbara Egner there will be a production of Mame on June 8th, at 2:00 in clubhouse 2. Tickets can be purchased on the 1 &3rd Tuesday of the month in clubhouse 1 from 11-12pm. They can also be purchased in the office after 2:00pm.  The Jersey Tenors show had a profit of $2,260. There will also be a play Ain’t retirement grand on September 8th also in clubhouse 2. She then announced that Mayor Amato will be at HCB on the 29th of May from 12 -2 in clubhouse 2. Bids were sent out regarding the replacement of the awing over clubhouse 2 steps. One bid of $42,000 has been received and the board is waiting to hear from the other companies that letters were sent to. She also stated that the air-conditioning in clubhouse 2 needs to be repaired; the cost for replacement would be $16,000. Also mentioned was the feeding of the wildlife, which is against Berkeley Township Ordinance. The president’s complete report is printed separately in the paper. 
 
Old Business:
 
The question of the residents voting was brought up. The board votes on the budget as when the residents had the vote the budget was rejected and the previous budget had to be use. The accountant asked if the lawyer could mandate that the board vote for the budget. The residents vote on  expenditures over $20,000 that has not been budgeted for. For a by-law to be changed 800 signatures on needed by owners in good standing. 
 
New Business:
 
Charlie Neilsen asked Paul about the changes that were made under the receivership. He was told that the Judge appointed Peter Strohm to oversee the office. 
 
He mentioned that the paving of the parking lots were not voted on, it was explained that the board acts on behalf of the residents. He also asked about the awning and will it have sides? At this time the board is still waiting for all bids to come in.
 
John Forsythe also asked about the paving, etc.
Larry Fox questioned the paving of the lot as Bocci plays on Monday, Tuesday and Wednesday. It was explained that parking will be in the lot behind clubhouse 1 and the residents can walk through the building. Greg stated that the paving should take about 5 days and will be lined after paving is done.
 
Nanetta Nappi asked if an area in Charlottesville Drive that still has debris and could it be cleaned up. Barbara will look into having it cleaned. 
 
Sally Lazaro asked about the solar panels and was told if the panels were put on the new roof of clubhouse 2, GAF would not honor the guarantee.
 
Franco Basso wanted to know when Verizon will finish. It was explained that they had run in to some problems in the other communities and should be finished here on or about the end of December. Representatives from Verizon will be here to answer questions.    
 
Marilyn Amici asked if vegetation in the common area could be cleaned. Anyone cleaning the area near the lakes must leave space between the water and the grass. 
 
A motion was made and seconded to adjourn the meeting at 2:15.
